Discover the authentic family and renovated house few steps from the heart of Saint Jorioz, a beautiful village located on the West Shore of Lake Annecy.
Privileged location on the edge of a nature reserve in a quiet area away from the road.
The house built in stones, whose origin goes back to the 14th century, was previously an old building which was enlarged in the 16th century and entirely restored in 2020.
Today it offers a capacity of 14 persons. Ideal for a relaxing and rejuvenating family stay between lake and mountains...
Detailed description of "Le Grand Nid Ô Grives" (2055sqf) :
On the ground floor :
- An entrance hall
- A dining room under a vaulted ceiling with a dining table with extension that can accommodate up to 16 people with direct access to the garden
- A spacious independent kitchen fully equipped with central kitchen furniture (induction cooker, oven, microwaves, Nespresso coffee machine, filter coffee machine, dishes, glassware...) and direct access to the garden
- A friendly living room with connected TV
- The bar area, between living room and dining room, will ensure good times
- An independent toilet
On the 1st floor :
- Bedroom n°1 - Suite Le Semnoz : 2 single beds of 90x200cm with ensuite shower room with WC, cupboards and a balcony.
- Bedroom n°2 - Suite Lanfon : 1 queensize bed 160x200cm with storage cupboards, non functional fireplace and an access to the balcony shared with the room n°3, beautiful view on the mountains !
- Bedroom n°3 - Suite Lanfonnet : children's room with 3 single beds 80x190 with access to the balcony shared with room n°2,
- Shower room with WC, shared between room n°2 and n°3 with double access.
On the 2nd floor:
- Bedroom n°4 - Suite L'Arcalod : 1 queensize bed on the mezzanine, 1 single bed 80x190 ensuite shower room with WC, office area
- Bedroom n°5 - Suite La Tournette : 1 queensize bed on the mezzanine, 1 single bed 80x190 ensuite bathroom with WC, day office
- Cinema room with real cinema seats from the famous Parisian Salle Pleyel XXL TV and HIFI system, DVD player; mezzanine with extra beds

This home is equipped with a RoomMonitor Noise Alarm system. This device controls noise levels to prevent nuisance and respect neighbors, and also detects smoke and tobacco.
Pets are welcome in this accommodation.

About Saint-Jorioz...
The village of Saint-Jorioz benefits from a privileged location on the shores of Lake Annecy: crossed by the cycle track, it stretches out over the heights to the beginnings of the Bauges massif.
It is certainly because of this much appreciated situation that it is the most populated village on the shores of the lake benefiting from a good amount of sunshine but also from all the shops and useful services: supermarkets, banks, restaurants, pharmacies, bakeries, caterers without forgetting the medical and para-medical professions in large numbers.
There are many activities on offer both in winter and summer: sailing, tennis, rollerblading, badminton, beach tennis, hiking, cycling..., but also a sports centre with balneotherapy with ultra-recent equipment....
In winter the ski resorts of La Clusaz du Grand-Bornand are 40mns away. The family resort of Le Semnoz is only 20mns away.
A village in perpetual change where it is obviously good to live and stay.

- Hiking: Mont Veyrier, La Tournette, or the Cascade d'Angon

- Paragliding: you'll have the opportunity to watch them take off from Montmin or land at the nearby Talloires base: guaranteed daily spectacle!
- Medium mountain walks from Montmin (15 mins), Mont Veyrier (10 mins), Parmelan, or La Clusaz (20 mins)
- Summer tobogganing from La Clusaz
- Adventure park in Talloires (15 mins) or Tamié (40 mins)

Located in St Jorioz, a few steps from the beach and Lake Annecy, these two contemporary houses are attached by the garden. They offer a unique capacity of 8 bedrooms and 16 beds as well as 4 fully equipped bathrooms. Quiet situation nestled in a residential dead end of some houses built last year. The careful decoration of these spacious and luminous houses is enhanced by a very pleasant gas fireplace offering a cosy spirit that is much appreciated. A fireplace in every living room! Spread over 2 levels, each of the houses has a surface area of 115m2 and can accommodate 8 people in 4 bedrooms. Each one will find its own space. 2 bathrooms are at the disposal of the guests, one of which has a bathtub. The other with shower. The 800 sq.m landscaped garden is enclosed and surrounds each house. It is possible to eat all together on the outside tables, but inside it will not be possible to hold 16 on the same dining table. The spacious lounges, on the other hand, make it easy to organize buffets. The houses are located 200m from Lake Annecy, 400m from the centre of the village and the shops. Discover the authentic family and renovated house few steps from the heart of Saint Jorioz, a beautiful village located on the West Shore of Lake Annecy.
Privileged location on the edge of a nature reserve in a quiet area away from the road.
The house built in stones, whose origin goes back to the 14th century, was previously an old building which was enlarged in the 16th century and entirely restored in 2020.
Today it offers a capacity of 14 persons. Ideal for a relaxing and rejuvenating family stay between lake and mountains...

- A dining room under a vaulted ceiling with a dining table with extension that can accommodate up to 16 people with direct access to the garden
