Cosy Chalet located on the first hills of Saint-Jorioz in the heart of the mountains which offers a breathtaking 180° view on lake Annecy.
This magnificent 2 lake view bedrooms chalet is a real haven of peace for pleasant vacations with family or friends.
180° view on the lake with a 14531,28 sq.f independent garden.
In winter, the wood stove will perfect your cosy evenings.
Detailed Description of "Cosy Chalet 180° - Saint-Jorioz":
Ground floor (accessible by a few steps):
- Large living room with cocooning lounge (fireplace)
- Dining area for 6 people
- Independent WC
- Large independent equipped kitchen (dishwasher, fridge with freezer, microwave, dishes for 8 people, electric oven, ceramic hob)
Terrass with direct access from the living room (east facing) equipped with table and chairs as well as a parasol.
On the first floor :
- Bedroom 1 : 2 beds 90x200cm, south facing with a view of the lake and mountains
- Bedroom 2 : 1 Queensize double bed 160x200cm, south facing, lake and mountain view
- Office area
- Storage space for suitcases
- Independent WC
- Bathroom with bathtub
Possibility to add a mattress for an extra bed.
Acoustic Isolation between the main floor and the first floor has not been renovated yet, It will be more suitable for families or good friends.
Your agency LLA Selections by Location lac Annecy, specialist in short-term rentals around Lake Annecy and the Alps, has selected the Cosy Chalet 180° with care.
A deposit of 800€ will be secured via a bank pre-authorization. A link will be sent by email from our provider's server SWIKLY, to secure the deposit without affecting the bank limit. Nothing will be charged as long as everything is in order at check-out.
The beds will be made upon your arrival according to the number of registered participants; towels (2/person), kitchen towels (2/kitchen), bath mats as well as welcome products (soaps, shampoo, shower gel, dishwashing product, some washing tablets, sponge, 2 rolls of toilet paper /wc…) are included in the service together with final stay cleaning.
We can provide you with a free baby cot and high chair upon request.
Your agency, LLA Selections, has a dedicated Private concierge service to help you organize your stay. You will find all available services in the "Sophie’s A la Carte Services" section of our website. You can book your transfers, private lessons, private chef, catering, massages, and more directly online. A link will be resent to you as soon as your booking is confirmed.
This vacation rental has adopted additional measures for environmental sustainability.

About Saint-Jorioz :
The village of Saint-Jorioz benefits from a privileged location on the shores of Lake Annecy: crossed by the cycle track, it stretches out over the heights to the beginnings of the Bauges massif.
It is certainly because of this much appreciated situation that it is the most populated village on the shores of the lake benefiting from a good amount of sunshine but also from all the shops and useful services: supermarkets, banks, restaurants, pharmacies, bakeries, caterers without forgetting the medical and para-medical professions in large numbers.
There are many activities on offer both in winter and summer: sailing, tennis, rollerblading, badminton, beach tennis, hiking, cycling..., but also a sports centre with balneotherapy with ultra-recent equipment....
In winter the ski resorts of La Clusaz du Grand-Bornand are 40mns away. The family resort of Le Semnoz is only 20mns away.
A village in perpetual change where it is obviously good to live and vacation.

1) The house is not far from Annecy but traffic can lead to a 40-50 minute drive at several time slots during the day. Had we known this, we would have chosen to stay insidecloser to Annecy. 2) There is no insulation, so if anyone takes even a singlesee more
1) The house is not far from Annecy but traffic can lead to a 40-50 minute drive at several time slots during the day. Had we known this, we would have chosen to stay insidecloser to Annecy. 2) There is no insulation, so if anyone takes even a single step on the top floor, one can hear it, very loudly, downstairs. 3) Temperature is set by the host remotely, so we had to message twice and managed to increase the internal temperature by 2 degrees, 1 degree after each message... Thereafter, it was nice and warm. 4) There are no carpets. This is not nice, during winter time. This is especially awkward in the living room, where floor is not made out of wood, but with tiles, instead. 5) AFTER having paid the (non-refundable) amount at the Booking.com site, we were notified that we had to sign a contract. So, to avoid losing our money, we had to review and sign the contract. We have never been asked to do so for any accommodation booking, before. Also, WHAT if we did not agree with the terms? This is unacceptable practice. 6) We were also asked to proceed with a 800 Euro pre-authorization deposit via Swikly, for any possible damages. Very unusual, as well. 7) Since the booking, we received MANY unnecessary emails on the booking. Again, very unusual and disturbing. 8) Wrt check-out, we received email and a whatsup reminder to remove the sheets from the beds and leave them folded on the beds, empty the bins and the dishwasher etc. Of course we did this, because we did not trust that missing doing any of them could trigger use of the deposit! This was very frustrating. We have booked accommodation via booking.com several times and we have never been asked to do all these tasks. 9) Overall, not a bad place but rather over-rated.

The owner has developed a concept of indoor/ourdoor spirit by creating several wooden decks and a very big terrace with a sauna open in the winter time.
